Issued: August 22, 2023
Compliance Deadline: December 30, 2025
Effective Date: January 1, 2026
The State of Nevada has updated its Administrative Code (NAC 455C) to enhance elevator safety across all existing buildings. These changes were officially announced on August 22, 2023, giving property owners ample time to prepare for compliance.
What’s Changing?
Under the revised NAC 455C.500, all existing elevators in Nevada must be upgraded to meet new safety standards. A key component of this update is the mandatory installation of physical door restrictors.
New Requirement: Door Restrictors (Provision 2.7.5)
- What’s Required?
All existing elevators must be equipped with physical door restrictors. - Why It Matters:
Door restrictors prevent hoistway doors from opening unless the elevator car is properly aligned with a landing, significantly reducing the risk of accidents. - Deadline for Compliance:
January 1, 2026
In addition to door restrictors, elevators must also have door lock monitoring systems installed by the same deadline. These upgrades are essential for maintaining a valid operating permit.
What Happens If You Don’t Comply?
Failure to meet these requirements by the deadline may result in fines and enforcement actions from Nevada’s Mechanical Compliance Section.
Door Restrictors: Your Elevator’s First Line of Defense
What Is a Door Restrictor?
A door restrictor is a critical mechanical safety device designed to physically lock the hoistway (landing) doors, preventing them from opening unless the elevator car is properly aligned with the landing. This creates a secure barrier that protects passengers, maintenance personnel, and building occupants.
Key Features of Modern Door Restrictors
- Advanced Locking Pin Monitoring
Patented systems detect missing or misaligned pins to ensure full functionality. - Fail-Safe Design
Automatically defaults to the locked position in the event of a malfunction. - High-Durability Construction
Engineered to withstand thousands of cycles without performance degradation. - Visual Engagement Indicators
Built-in indicators confirm proper alignment and locking at a glance.
Why Door Restrictors Matter
- ✅ Prevent Falls: Stops hoistway doors from opening when the elevator is not at a landing.
- ✅ Protect Technicians: Enhances safety during maintenance and inspections.
- ✅ Block Unauthorized Access: Prevents tampering or unsafe entry into the shaft.
- ✅ Backup Safety: Provides mechanical redundancy to electronic systems.
What Happens If You Don’t Comply?
Starting January 1, 2026:
- 🚫 Elevator Shutdown: Non-compliant units will be taken out of service.
- 🚫 Permit Revocation: Operating permits will not be renewed.
- 🚫 Access Disruption: Multi-story buildings may face serious accessibility issues.
- 🚫 Tenant Complaints: Service interruptions can lead to dissatisfaction and lease issues.
Financial Risks of Non-Compliance
- 💸 Lost Rental Revenue: Downtime can lead to tenant turnover or rent reductions.
- 💸 Emergency Upgrade Costs: Last-minute installations can cost 30–50% more.
- 💸 Legal Exposure: Increased liability in the event of an accident.
- 💸 Property Value Impact: Non-compliant buildings may lose market appeal.
